This is a personal rating from Jesse Chamberlain in regards to the different neighborhoods. 1-5 (5 being the best)
Below are all the area’s located in the city of South Lake Tahoe.
Close to the lake, access to Regan beach. Recreational area. Mixed with vacation and primary rentals Rate 3.5
Centrally located in town. Mostly primary rentals and permanent owners. Close to pioneer rd. and near meadows.
Centrally located in town. Mostly primary rentals and permanent owners. Close to hwy 50. and near meadows and bijous golf course.
Near the Y area of South Lake. About 10 minutes from the casinos. Located on a hill with many tress’s on most lots. Lots are usually bigger in this area. Mostly primary residents and some primary rentals.
Located very close to the Heavenly ski resort. Mixed use of homes from primary rentals to vacation rentals. Good neighborhood if you want to vacation rent and like to ski. Can have some busy traffic on ski days.
Nice area. Many nice homes. Close to the meadow and river for hiking. Most of the power lines are underground. Located in the middle of town. Mostly primary homes and primary rentals.
Highland Woods PUD
Planned Unit Development. Nice area. Located within Highland woods. Close to the meadow and river for hiking. Most of the power lines are underground. Located in the middle of town. Mostly homes rentals. HOA is around $500 a quarter.
Close to Bijou Park, across from the community college and sports fields. Short distance to the lake. All homes look very chalet style with big windows.
Centrally located. Bordered by the forest and river. Mix match of homes. Primarily rental community. Very affordable housing.
Located off of Tahoe Keys Blvd. Centrally located. Planned area with many Chalet style homes. Next to Meadow and walking distance to the lake. HOA’s around $500 + per qrt. Some units are attached townhome style and some are freestanding homes.
Very close to the casinos. Primarily a rental community. Lower area of Stateline is very nice and walking distance to the Lake.
Tahoe Island Drive
Located near the Y area. Convenient access to the bike trails that take you to Camp Richardson (lake) Primary residents and rentals mostly.
Tahoe Island Park
Located off of Tahoe Keys blvd. mostly. Convenient access to the bike trails that take you to Camp Richardson (lake) and the marina. Primary residents and rentals mostly.
Some homes come with boat docks.
The Tahoe Keys is a 740-acre private marina community laced with eleven miles of inland waterways. Values hold pretty strong in this area. Mostly Single family with docks and some condominiums available. HOA’s wide range of $450+ quarterly. http://www.tahoekeyspoa.org
Historic “Meadows” gated community. Lots of historic cabins. Exclusive lake fronts. View Hoa’s at tahoemeadows.org
Bordered by the forest. Mix match of homes. Primarily rental community. Very affordable housing.
The next secion of area’s are homes located in the County area of South Lake Tahoe. It averages an extra 5-10 minutes drive to downtown South lake Tahoe. Mostly primary living, large lots and close to forest service.
Located off of Black Bart Road. Walking distance to the meadow. Primarily rental neighborhood. Close to the Public Utility District.
Christmas Valley 1 &2
Located off of South Upper Truckee road and hwy 89. Close to the river. Some homes back to the river. Usually great Mt. views.
Echo View Estates
Located off of Sawmill Rd. Great neighborhood with Mt. Views and plenty of Forest service area. Primarily permanent residence. Close to sawmill pond for kids.
Country Club Estates
Located off between hwy 50 and pioneer trail. Great neighborhood with Mt. Views. Primarily permanent residence.
Nice neighborhood. Borders Lake Tahoe Golf course and river. Houses are mixed and matched. Close to bike trail heading into town.
N Upper Truckee 1&2
Located off of N. Upper Truckee road and Lake Tahoe Blvd. Great neighborhood. Usually great Mt. views plenty of forest service land. Primarily permanent residence. Lots of rebuilding with new homes.
Located off of the main road pioneer trail. Close to Forest Service. Primary residents mostly. Many different types of homes.
Nice neighborhood. Borders Tahoe Paradise Golf course. Houses are mixed and matched. Close to bike trail heading into town. Primary rentals and primary residents mostly.
